Commercial Servicer allows you to set up hundreds of standard construction budgets, each of which can be designated for a different type building, project or model home. Each user-defined budget can contain thousands of individual items, each cost item may be assigned a different over-budget percentage allowance.

Each loan's budget, even those based on a standard budget, can be customized for your disbursement and inspection procedures. Budgetary changes can be made for individual options and lot costs.

Commercial Servicer's tickler notes pending inspections, inspection information entered and progress reports generated. The Construction Loan Progress Report and the Builder's Trial Balance provide all information necessary to process disbursements quickly and safely.

You may choose to have the system not allow you to exceed your individual parcel budget when processing advances or disbursements. Checks to individual sub-contractors or summary checks to designated payees can be generated on-line or you may include them in your end-of-day processing.

Budgetary accounting for construction loans effectively tracks principal disbursements and percentage of completion. An automated tickler file produces a report of pending site inspections and their due dates.
